East Houston Retail Plaza Sold Following Strategic Repositioning

Houston, TX – July 14, 2025 – A repositioned retail center in East Houston has officially been sold following a successful lease-up and revitalization effort led by Henry S. Miller’s Houston team.
Located at 12605 Woodforest Blvd., the 58,000-square-foot shopping plaza—formerly known as Woodforest Plaza—was acquired by a private investor after significant value-add improvements.
Shawn Ackerman, President of the Houston office, represented the seller and oversaw the strategic leasing and repositioning that paved the way for the sale.
“When we got involved, the center was struggling with high vacancy and deferred maintenance,” said Ackerman. “We focused on attracting the right mix of national and regional tenants to create long-term value—and it worked.”
The firm’s retail specialists helped bring in tenants such as Aaron’s, DD’s Discounts, T-Mobile, and Wingstop, transforming the center into a high-traffic destination for retail and services. The seller, a California-based investor who acquired the property in 2017, partnered with the Houston-based brokerage to unlock the site’s full potential.
The success of this transaction also reflects the ongoing growth in East Houston, a market driven by industrial development, residential expansion, and increasing demand for neighborhood retail.
